Ate at this IHOP 3 of 5 days in LA. Centrally located. Food, hot and delicious. Great service. Reasonable prices. Only giving it 4 stars because bathroom, though relatively clean needed to be checked paper everywhere.

What else could anyone want from a place? I truly love this place and I'm always eager to visit them and have delicious food. If you are in this area, you must visit this place. The staff is wonderful and the prices are reasonable. They are friendly and usually pretty fast. This place is a hidden treasure.

Lunch was good, bottomless coffee and soda refill. Waitress Vivi, from Flower St., was friendly, courteous and attentive to her customers. Her smile and attention made our visit more enjoyable. She presented herself as someone who enjoys the job she's doing and therefore we enjoyed her service with a smile. She still had 3 hours of her shift to go.

At IHOP you know what to expect. But this particular day we got way worse. One waitress in all the place to seat, take order and to serve the good. So you know service was slow. There was a manager but looked like he did nothing. My food liked nothing like the wallpaper advertisement. Just disappointed today.

A friend and I stopped into this place in the late evening recently. Was the first, and LAST time I'll ever come by again. While they were pretty busy, the staff were extremely rude. The worst one was a young kid named Joshua. We had been standing around for a few minutes and none of the staff said one word to us. So my friend asked if we could be seated to which Joshua replied, "Can't you see we're busy ?" It gets better. My buddy said he understood that Joshua was busy but wanted to know if we could just sit down at one for he many empty tables until they had a chance to get to us. Joshua pointed to a "wait to be seated" sign, and asked if my friend if he could read. I just thought WOW! We're outta here. Off to the Pantry we went. No wait, no line, no attitude. Thanks Joshua, I'm sure your waiting career will be short.
